Pre-Application Meeting and Process
What to Expect
The purpose of the Pre-application Meeting is to offer applicants an interdepartmental staff review of preliminary or conceptual design applications. These meetings are intended to provide a better understanding of the Town’s permitting process, and through early consultation, troubleshoot project issues for potentially complex development proposals. Planning application fee estimates may be provided to applicants based on the submitted project description. During the Pre-application Meeting, the Community Standards Director serves as the lead facilitator; discussions after the meeting may involve additional staff to support progress toward submitting a complete application.
Pre-Application Submittal Requirements
A completed application must be submitted prior to scheduling a meeting. Submittal requirements are outlined in the Pre-Application Meeting Request form (see below). All required documents must be submitted electronically via thumb drive and/or email at permits@loxahatcheegrovesfl.gov (maximum file size of 20 MB).
Who Should Attend
It is recommended that the developer invite all members of their development team with whom staff will interact on the particular project (including entitlements coordinators, architects, engineers, landscape architects, consultants, etc.). Town staff members representing the Community Standards Department and other interdepartmental staff will provide input and be available to answer any questions.
Schedule
Pre-Application Meetings are held on the first and third Wednesdays starting at 10 AM. Pre-application meetings are typically scheduled within fourteen (14) days after your Pre-application Meeting request is received by the Town and generally last one hour. You will receive email confirmation for the time and date of your Pre-application Meeting following the submittal of your completed application.
Fees
Pre-application meetings are at a cost of $550.00 per hour to the applicant. Comments received at this meeting are informal and not binding. Pre-application Meetings are not considered a public meeting and/or hearing; the Town takes no formal action.
